Cancellation Policy
What happens if your plans change, and how much notice we need.

Plans change. Tell us as early as you can and we will do what we can. This policy sets out what happens at each point.
The short version
- Provisional booking, not yet paid
- Lapses on its own after two days. Nothing owed.
- Cancelled 24 hours or more before arrival
- Deposit held as credit toward a future stay, or refunded less a 10% handling fee.
- Cancelled less than 24 hours before arrival
- The 50% deposit is forfeited.
- No-show
- The 50% deposit is forfeited.
- Leaving early
- The full booked stay is charged.
- We cancel on you
- Alternative room offered, or a full refund with no handling fee.
How to cancel
Cancel in writing, by WhatsApp or email to our bookings line, and quote your reservation number. A cancellation takes effect when we confirm we have received it, not when you send it, so please make sure you get a reply. If you have not heard back within a few hours, phone us.

Provisional bookings
A provisional booking is valid for two days. If the deposit has not reached us in that time the room goes back into availability and you owe nothing. We will usually send you a reminder before that happens, but the two days run whether we do or not.
Cancelling 24 hours or more before arrival
Your 50% deposit is held as a credit against a future stay at any of our properties, valid for six months. If you would rather have the money back, we refund it less a 10% handling fee. Tell us which you prefer when you cancel.
Cancelling less than 24 hours before arrival, or not arriving
The 50% deposit is forfeited. At that point the room has been held for you and turned away from anybody else, and there is no realistic chance of filling it. If you have paid in full, the balance above the deposit is refunded less the 10% handling fee.
Leaving before the end of your booking
If you depart early we charge for the full duration you booked. We booked the room out of availability for those nights on the strength of your reservation.
Shortening or moving a booking
Moving your dates 24 hours or more before arrival is usually free if we have the room, and we would much rather move you than lose you. Inside 24 hours a change is treated as a cancellation and a new booking.
If we cancel
It is rare, but a room can go out of service at short notice for a burst geyser, a power fault or a maintenance emergency. If that happens we will offer you an equivalent room at the same property or at one of our others, at no extra cost to you. If nothing we offer works for you, we refund everything you have paid in full, with no handling fee.
Bookings made through Booking.com or an agent
Cancel through the channel you booked with, and that channel’s cancellation terms apply. We cannot cancel or refund a Booking.com reservation from our side.
Events outside anyone’s control
Where a stay becomes impossible because of something neither of us controls, such as a natural disaster, a road closure or a government restriction, we will not apply the forfeiture terms above. We will hold your deposit as an open credit or refund it, and we will agree which with you.
